01 · OVERVIEW
The Unique Benefit

The Benefit Nothing Else Offers

Pakistan's housing society market is saturated with projects competing on the same factors — location, plot sizes, pricing, payment plans, amenities. Genuinely differentiated offerings are rare. Green Palms has one: every plot includes a free IGI Life Insurance policy as part of the purchase package.

This isn't a marketing flourish. It's a substantive life insurance benefit that protects the buyer's family during the multi-year installment payment period. If something happens to the plot owner before payments are complete, the IGI policy covers the remaining installments — the family retains the plot, free of further financial obligation.

+
★ EXCLUSIVE TO GREEN PALMS ★
Free IGI Life Insurance on Every Plot

Every plot purchased at Green Palms — from a 3 Marla entry plot to a full 1 Kanal — automatically includes a complimentary IGI Life Insurance policy. Coverage protects your family from outstanding plot payments in the event of the owner's death during the installment period. No separate premium. No additional paperwork. Bundled into the plot price.

The simple version: Buying property in Pakistan typically takes multiple years of installments. During that period, the buyer carries the financial obligation. The Green Palms IGI benefit transfers that risk from the family to the insurer. It's the kind of structural protection that most Pakistani investors don't even consider until something goes wrong — at which point, it's too late.

02 · HOW IT WORKS
The Mechanics

How the Protection Actually Works

The IGI Life Insurance benefit operates as a credit-life insurance arrangement — meaning the policy is tied to the outstanding plot balance during the installment period. Here's the structural breakdown.

STEP 01
Policy Issuance at Booking

When you book your plot at Green Palms, the IGI Life Insurance policy is automatically issued in your name as part of the purchase package. No separate application or insurance medical (in most cases).

STEP 02
Coverage Tied to Outstanding Balance

The insurance coverage aligns with your remaining plot payment obligation. As you pay down installments, the outstanding amount reduces — and so does the active coverage requirement.

STEP 03
Premiums Bundled into Plot Price

You don't pay a separate insurance premium. The cost is absorbed into the overall plot purchase price by the developer. From your perspective, the protection is free.

STEP 04
Claim Triggers Payment

If something happens to the policyholder during the installment period, the family or nominated heir notifies IGI Life with the required documentation. The insurance pays out the outstanding plot balance directly.

STEP 05
Plot Ownership Continues

With the remaining balance settled by the insurance, the plot ownership transfers to the family or named heir without further financial obligation. The asset becomes part of the family's estate.

STEP 06
Coverage Ends at Final Payment

When the plot is fully paid off, there's nothing left to insure — coverage naturally ends. From that point onward, the plot is yours outright with no insurance obligation.

03 · SCENARIOS
What This Actually Prevents

Real-World Family Scenarios

The value of insurance only becomes obvious when you think through specific scenarios. Below are three common family situations where the Green Palms IGI benefit would matter materially.

SCENARIO 01
Sole Earner Family — 10 Marla Plot

A 42-year-old father, sole earner for a family of five, books a 10 Marla plot at Green Palms for PKR 65 Lac. He has paid the booking, confirmation, and 18 months of installments totalling approximately PKR 25 Lac when an unexpected illness leads to his death. The remaining plot balance is approximately PKR 40 Lac.

Without IGI cover: The family faces a difficult choice — continue paying PKR 85,000/month they can no longer afford, or forfeit the plot and lose the PKR 25 Lac already paid.

With IGI cover (Green Palms): IGI Life pays the remaining PKR 40 Lac to the developer. The plot transfers to the family debt-free, becoming an inheritable asset worth PKR 65 Lac+ — preserving the father's investment for his family.

SCENARIO 02
Young Family — 5 Marla Plot

A 35-year-old salaried professional, recently married with one young child, books a 5 Marla plot for PKR 35 Lac. He completes his booking and first 6 months of installments (PKR 7 Lac paid). An accident causes his death. PKR 28 Lac remains outstanding.

With IGI cover (Green Palms): The young family — already coping with loss — does not also lose the property investment. IGI Life settles the remaining PKR 28 Lac. The plot becomes the family's secured asset, providing a stable foundation for the child's future.

SCENARIO 03
Retired Buyer — 1 Kanal Plot

A 58-year-old recently retired professional uses part of his retirement savings to book a 1 Kanal plot at Green Palms for PKR 1.15 Crore — intended as a long-term asset for his children. He pays the booking and confirmation (PKR 23 Lac) plus 12 months of installments (PKR 18 Lac), totalling PKR 41 Lac. Sudden illness causes his death. Approximately PKR 74 Lac remains outstanding.

With IGI cover (Green Palms): The remaining PKR 74 Lac is paid by IGI Life. The 1 Kanal plot transfers debt-free to his children, becoming the inheritance he had planned — exactly as intended, without any further burden on the family.

04 · VALUE
What This Would Otherwise Cost

The Hidden Value of This Benefit

Most buyers don't think of the IGI Life Insurance benefit as a "saving" because no money changes hands separately. But the protection it provides has a real market cost — one that you would otherwise need to budget separately if you wanted equivalent cover. Here's a rough estimate of those costs.

Indicative Premium Cost for Equivalent Term Cover (Standalone)
Plot Size Coverage Amount Approx. Annual Premium Over 3.5 Years
3 Marla PKR 27 Lac PKR 15,000 – 30,000 PKR 50K – 1L
5 Marla PKR 35 Lac PKR 20,000 – 40,000 PKR 70K – 1.4L
10 Marla PKR 65 Lac PKR 35,000 – 70,000 PKR 1.2L – 2.5L
1 Kanal PKR 1.15 Crore PKR 60,000 – 1.2 Lac PKR 2L – 4L

Indicative figures: Actual standalone term insurance premiums vary significantly based on the buyer's age, health profile, smoking status, and policy structure. Younger, healthier buyers will pay near the lower end of the ranges above; older buyers or those with health concerns will pay near or above the higher end. The point isn't the exact figure — it's that equivalent protection costs real money to buy independently, and Green Palms bundles it in at no separate cost.

How to think about this: If you were not buying at Green Palms but still wanted this kind of protection during your plot's installment period, you would need to actively shop for a term insurance policy, undergo medical underwriting, and budget for 3.5 years of premium payments. Green Palms removes that entire workflow — and the cost — by bundling the protection into the plot. For most buyers, the value of "not having to think about it" is itself meaningful.

05 · INSURER
Who Underwrites the Policy

About IGI Life Insurance

An insurance policy is only as good as the insurer behind it. Green Palms' insurance partner is IGI Life Insurance Limited — one of Pakistan's established private-sector life insurance companies, with strong governance and a credible market position.

UNDERWRITTEN BY
IGI Life Insurance Limited

IGI Life is a publicly listed life insurance company (Pakistan Stock Exchange ticker: IGIL), part of the IGI Holdings group, which carries a PACRA long-term entity rating of AA+. The company is affiliated with the established Packages Group, which has operated in Pakistan since 1953. IGI Life is regulated by the Securities and Exchange Commission of Pakistan (SECP) and operates from its Karachi headquarters with branches across all three regions of Pakistan.

Why the Insurer's Credibility Matters

For an insurance benefit to actually deliver value, the insurer needs to be in business and financially sound at the moment of claim. IGI Life's affiliation with the Packages Group (operating since 1953) and the IGI Holdings group's AA+ PACRA rating both signal long-term institutional stability. These aren't speculative new insurers — the corporate foundation has been in place for decades.

Regulation and Oversight

IGI Life operates under the supervision of the Securities and Exchange Commission of Pakistan (SECP), which regulates all insurance providers in Pakistan. SECP licensing brings standardised governance, claim-handling protocols, and consumer protection requirements that apply to every policy issued. This regulatory framework is part of what makes the Green Palms IGI benefit substantively meaningful, rather than a marketing slogan.

06 · MARKET POSITION
Why No One Else Offers This

Why This Is Unique to Green Palms

It's a fair question — if this benefit is so valuable, why hasn't every Lahore housing society added it? Several reasons combine to explain why Green Palms remains genuinely differentiated on this point.

Reason 1 — It Costs the Developer Real Money

Bundling IGI Life Insurance into every plot purchase means Rafi Group is absorbing the premium cost into their plot pricing. For most developers, this would either reduce margins or push prices up enough to lose competitive position. Rafi Group has chosen to make this part of the Green Palms value proposition — but few competitors have done the same.

Reason 2 — It Requires a Real Insurance Partnership

Most developers don't have established commercial relationships with major insurance companies. Setting up a credit-life arrangement of this scale requires negotiation, legal structuring, and ongoing operational coordination. Rafi Group's existing financial relationships in Pakistan made the IGI Life partnership feasible; smaller developers can't easily replicate this.

Reason 3 — It Doesn't Sell Itself Easily

Life insurance is not a topic most Pakistani buyers actively think about when shopping for property. Many sales agents struggle to communicate the value, which means developers don't always see immediate sales lift from including this kind of benefit. Rafi Group has chosen to include it anyway as a long-term value signal — recognising that thoughtful buyers will appreciate it.

Reason 4 — Few Developers Plan This Far Ahead

Most Pakistani developers focus on plot sales today, not on multi-year buyer protection. Including credit-life insurance is a structural decision that reflects a long-term view of buyer relationships rather than a transactional one. Rafi Group's reputation has been built on this kind of long-term thinking.

What this tells you about the project: The IGI benefit isn't just a feature — it's a signal of how the developer thinks about their buyers. A developer who builds insurance into their plot purchases is signalling that they expect long-term buyer relationships, not just one-off transactions. For families thinking about property as a 5-, 10-, 20-year asset, that kind of developer alignment matters.

What Buyers Should Know

Practical Details

Documentation You'll Receive

  • 01 Plot allocation letter from Rafi Group
  • 02 IGI Life Insurance policy certificate
  • 03 Policy terms and conditions document
  • 04 Nominee designation form (to be completed and returned)
  • 05 Premium-paid acknowledgement (premium covered by developer)

What Your Family Should Know

Insurance is only useful if the right people know it exists. We recommend that every plot buyer at Green Palms:

  • 01 Designate a clear nominee (spouse, eldest child, or trusted family member)
  • 02 Inform that nominee about the IGI policy and where the documentation is kept
  • 03 Store the policy certificate alongside other important property documents
  • 04 Update the nominee designation if family circumstances change (marriage, divorce, child becomes adult)
  • 05 Keep the IGI customer service contact details accessible to the nominee

A simple step that matters: Tell your spouse or eldest child about the IGI policy. It's a small conversation that takes five minutes. If it never matters, you've lost nothing. If it ever matters, your family won't be discovering the protection on their own at the worst possible moment.

08 · FAQ
Insurance Benefit Questions

Frequently Asked Questions

Is the IGI Life Insurance really free, or is it built into the plot price?
From the buyer's perspective, it is genuinely free — there is no separate premium charged. Rafi Group has bundled the cost into the overall pricing of Green Palms plots. The point is that buyers don't pay anything additional for the insurance, and don't need to budget separately for it. It comes with the plot.
What exactly does the insurance cover?
The policy is structured as a credit-life arrangement. It covers the outstanding plot balance during the installment payment period. If the policyholder passes away while installments are still being paid, IGI Life pays the remaining balance to the developer, and the plot transfers to the family or nominated heir without further financial obligation.
What happens to the insurance after I finish paying for the plot?
The IGI Life policy is tied to the outstanding installment balance. Once you've completed all plot payments, the outstanding balance becomes zero — and the insurance protection naturally concludes. From that point onward, the plot is yours outright with no insurance attached.
Do I need to undergo a medical examination?
For most plot sizes, no medical examination is required — the policy is issued automatically as part of the booking process. For higher-value plots or specific situations, IGI may require basic health declarations or simple medical information. Bright Associates can clarify the exact requirements for your specific plot size at the time of booking.
How does my family actually claim the insurance if needed?
The nominated heir or family member contacts IGI Life with the required documentation (death certificate, policy details, identification documents). IGI Life processes the claim per their standard protocols and pays the outstanding plot balance directly to Rafi Group. The plot ownership then transfers to the nominee. The claim guide that comes with your policy documentation explains the exact steps.
Can I add additional life insurance on top of the IGI benefit?
Yes — the IGI benefit included with your Green Palms plot doesn't prevent you from having other insurance policies. Many buyers do hold separate term life insurance for broader family financial protection. The Green Palms IGI benefit specifically protects your plot investment; broader life insurance protects your family's overall financial position. The two are complementary.
Is the insurance benefit the same across all plot sizes?
The structure is the same across all plot sizes, but the coverage amount automatically aligns with the outstanding balance of your specific plot. So a 1 Kanal buyer has higher coverage during the installment period than a 3 Marla buyer — because the outstanding amount is larger. As you pay down each plot's installments, coverage on that plot reduces correspondingly.
Does this benefit apply to commercial plots too?
The terms for commercial plots may differ from residential. The base structure (IGI Life cover bundled with the plot) typically applies across the project, but coverage details, eligibility, and specific terms for commercial plots should be confirmed with Bright Associates at the time of booking. We can provide the exact terms applicable to your specific commercial purchase.
